INGADA’s Role: INGADA supplied a Wood + Sealant MS Polymer + Silicone package — MS-625 (±25% movement, 0.4 MPa modulus, French A+) for the 9,001 m² timber roof and façade joints, MS-77 (0 phthalate, ΔLw ≥16 dB) for interior wood flooring and decoration, MS-35 (800 kg/m² grab, 3.2 MPa shear) for V-column-to-glulam-beam and glass-to-timber positioning, and MS-50A (Shore A ≥80 anti-mold) for kitchens & washrooms — to Asia’s largest pure-wood roof in Hainan’s tropical coastal climate, supporting the project’s green-building-3-star IAQ and a 30–50-year design life of the red-cedar shingle skin.




2. Engineering Challenge
Challenge 1 — Hainan Tropical Coastal Climate on a 9,001 m² Pure-Wood Roof
Details
Haikou is a tropical-monsoon coastal city: annual rainfall ≈ 1,600 mm, average relative humidity ≈ 80%+, average annual sunshine ≈ 2,000 hours, and regular typhoon exposure. The roof comprises three pure-wood glulam shells — supported by V-shaped steel columns — clad with 350,000 pieces of 30+ mm-thick Canadian red-cedar shingles fastened with 1.4 million steel nails (per official Haikou government release). Every shingle overlap, every shingle-to-batten seam, every batten-to-glulam-beam interface is a permanent water-ingress point that must be sealed against driving tropical rain, salt-spray corrosion, and 3,000+ hours/year of UV — without trapping moisture that would rot the cedar.
Challenge 2 — Wood · Steel · Glass · Volcanic-Stone Multi-Substrate Joint Sealing
Details
Four materials with very different thermal-expansion coefficients meet at almost every joint of this building: timber (≈ 3–5 × 10⁻⁶/K along the grain, 30–60 × 10⁻⁶/K across the grain), V-shaped steel columns (≈ 12 × 10⁻⁶/K), glass curtain wall (≈ 8.5 × 10⁻⁶/K), and volcanic-stone (basalt) wall (≈ 10 × 10⁻⁶/K). Every V-column-to-glulam-beam head, every wood-roof-to-glass-curtain-wall termination, and every timber-deck-to-volcanic-stone-retaining-wall transition has to absorb unequal daily thermal movement without tearing the joint — a hard sealant will simply delaminate inside 1–2 tropical seasons.
Challenge 3 — Fire · Mold · IAQ: Three Conflicting Mandates on a “Breathing” Wood + Stone Building
Details
Three sustainability mandates collide: (a) the timber roof must meet Chinese code-required structural-fire-resistance (timber char-layer is part of the design, but every fastener and joint must be sealed so char does not propagate); (b) the wet areas (kitchens, washrooms, F&B back-of-house) and the park-side coffee bar must stay mold-free under 80%+ RH — but a hard silicone will crack and a soft acrylic will feed mold; (c) the volcanic-stone wall is designed to “breathe” — its open-pore basalt naturally regulates indoor humidity — so the perimeter joint around it must not be a hermetic air barrier, or the wall loses its IAQ function. The sealing system therefore has to be low-VOC (French A+), Shore A ≥80 in wet zones, yet elastic enough at the stone perimeter to let the wall breathe.
