INGADA’s Role: INGADA supplied a tropical-grade MS Polymer + Silicone adhesive & sealant package — MS-625 (±25% movement) for façade & outdoor joints, SR-100 (ASTM C1184 structural silicone) for aluminum/glass curtain walls, MS-50A (Shore A ≥80 anti-mold) for hotel bathrooms & kitchens, and MS-35 (800 kg/m² instant grab) for interior panels & decoration — to a Chinese-built eco-resort in Brunei’s pristine rainforest, supporting a low-VOC, multi-substrate construction workflow compatible with the client’s commitment to the British Standards / Brunei Government EIA framework and a 100% off-grid solar operations target.

2. Engineering Challenge

Challenge 1 — Tropical Rainforest Micro-Climate + Brunei EIA / British-Standard Environmental Compliance

The site sits inside the Ulu Temburong rainforest buffer zone, the same protected landscape that conditioned CSCEC’s landmark “no-ground-touch” “钓鱼法” / “不落地” (fishing-rod) method on the adjacent Temburong Bridge CC4. Construction is governed by the British Standards + Brunei Government Environmental Impact Assessment (EIA) framework — the same framework that earned the bridge the China Overseas Luban Prize, the British Safety Council International Safety Award, and selection as a China-ESG “Belt-and-Road” benchmark case. Every sealant used on the resort must therefore be zero-solvent / low-VOC enough not to disturb the rainforest’s air or water, and UV-resistant enough to survive equatorial 3,000+ hours/year of solar exposure without leaching plasticisers or off-gassing.

Challenge 2 — Elevated / “Zero-Ground-Touch” Resort Architecture with Multi-Substrate Joints

The riverside eco-resort design follows the same “zero-ground-touch” philosophy as the Temburong Bridge: villas, walkways, restaurant and pools are typically raised on stilts / steel-pile platforms so the rainforest floor and tidal zone of the Labu River remain undisturbed (the same approach used by The Abode Resort & Spa on the same site, which reused 400 metric tonnes of steel and concrete from the Temburong Bridge project per ASEAN-Japan Centre reporting). This means every joint on the resort touches a dissimilar-substrate transition — steel-pile × concrete pile-cap × timber deck × canvas-villa wall × glass balustrade — and every joint must absorb tropical thermal cycling (≈ -40°C to +90°C surface range across cold-rainy season to equatorial noon) without pulling the substrate apart.

Challenge 3 — Three Sealing Environments Under One Roof: Envelope · Interior · Outdoor

A tropical eco-resort is not a normal hotel. The Phase I scope (11 facility types across only 7,000 m²) compresses three highly different sealing environments into a single building program: Building Envelope (aluminum / glass / windows & doors / façade joints exposed to equatorial rain & UV), Interior (bathrooms, kitchens, sanitary areas, interior finishing with high humidity and daily chemical cleaning), and Outdoor (swimming pools, river-dock, concrete joints, metal connections in constant water and salt-air contact). Each environment demands a different sealant chemistry, modulus and movement capability — a single-product approach cannot meet all three.
