INGADA’s Role: INGADA supplied MS-35 instant-bond construction adhesive for prefabricated wood-floor and panel bonding, and MS-88L crystal-clear mold-proof sealant for kitchen/bathroom wet-area sealing, contributing to the North District project’s industrialized dry-process assembly workflow and its “move-in-ready” delivery standard for relocated government staff. The project was completed in Q3 2021.
2. Engineering Challenge
Challenge 1 — Low-VOC & “Move-In-Ready” Mandate
Relocated government staff required same-day occupancy after handover. Conventional on-site wet-mix cement and sand bedding generates months of VOC off-gassing (“放味” period of 3-6 months). The project mandated prefabricated dry-process assembly and sealants with French A+ / low-VOC certifications to compress the off-gassing window to a few days.
Challenge 2 — First-of-Kind (Reverse-Cast Porcelain) Façade at Residential Scale
The North District was the first large-scale residential deployment in China of the “瓷板反打” prefabricated façade technique: each external wall panel integrates structure, insulation, window frame and porcelain decorative skin in one factory-cast unit (pieces up to 7.6 t, ±2 mm installation tolerance). Adhesives and sealants touching these interfaces must bond across dissimilar substrates (porcelain · insulation · concrete · aluminum window frame) without inducing stress cracking in the cast porcelain skin.
Challenge 3 — Standardized High-Volume Wet-Area Sealing Across 1,700+ Apartments
Phase II alone delivered ~1,700 small-format units (35-70 m²) across 14 towers. Each kitchen and bathroom required consistent mold-proof sealing — typically the first failure point in public-sector housing. Sealants had to combine mold-proof V0 protection, crystal-clear aesthetics (so the substrate stays visible) and high-volume, repeatable application by assembly-line installers.
